99999 Eagle Bald Trail, Burnsville
$99,999
4429512 MLS
We almost drove past it. Eagle Bald Trail climbs so far above Burnsville that the GPS gives up, then we found tracts 29 and 30 of Ogle Meadows. We stepped out at 5,350 feet into air that felt like September in August. The lot averages about a 25% grade, and right beside the road the ground lays back into a gentle bench. We walked onto it, turned west-northwest, and watched ridge after blue ridge run out to the sky. Oak and hickory filled the south and west lines; the rest was open meadow. My homework was straightforward. A boundary survey located the 60-foot platted right of way. A soil scientist confirmed the well-drained Wayah-Burton loam near the homesite would take an engineered septic system. The covenants asked for what we wanted anyway: one single-family home, at least 1,200 square feet, approved plans, and nothing over the ridge law's 40-foot cap. Of course there’s no flood zone up here and no landslides mapped on the tract. The house sits on the flattest pad on the land, about 56 feet off the road, so the driveway is short and the porch faces the sunset. Power was a short run on French Broad EMC's easement, and Starlink kept us working while we got the co-op to install fiber. Summers here need a blanket at night. Winters mean a stocked pantry and a road the HOA keeps open. Every evening the sun drops right in front of the porch. We found it by accident. Staying was not an accident at all.

215 High View Trail, Burnsville
$89,000
4433988 MLS
Amazing opportunity to own a piece of Seven Mile Ridge with stunning views of the South Toe River Valley and Black Mountain Range. In my opinion, the views are some of the best in Yancey County! This approximately 0.7 +/- acre property offers mostly level land, electricity, and plenty of potential for a new home, mobile home, tiny home, Air B&B or other possibilities. IMPORTANT: The existing cabin and exterior can house are distressed and unsafe. They must not be entered under any circumstances. The structures are being conveyed as-is, with no contributory value, and should be considered a teardown only. No entry, salvage, or removal of materials should be attempted. Per the seller, a septic tank is present on the property. No records were located with the Yancey County Health Department. A natural spring is also located on the property, with water rights shared with neighboring properties. Buyers may wish to explore installation of a private well. There is an above ground, owned oil tank on property. Driveway access is via a recorded easement. Survey attached. AWD/4WD needed to go down and up driveway.

124 Penland Branch Road, Burnsville
$249,000
4426574 MLS
Rare opportunity to own approximately 4.6 fully fenced acres on a quiet dead end street with wonderful neighbors and glorious mountain views. There is an impressive amount of infrastructure already in place. Whether your vision is a working farm, homestead, future homesite, workshop property, or a combination of all four, this unique Western North Carolina property offers a tremendous head start. The property has been in continuous organic vegetable production for approximately 10 years and is thoughtfully laid out for efficient agricultural use. Two approximately 100 foot high tunnels, numerous established outdoor growing beds, underground irrigation throughout the property, and both drip and overhead watering systems provide the foundation for a productive growing operation. A deep agricultural well supplies water to the farm infrastructure, with additional spigots conveniently located throughout. Ag South has excellent loan oppertunities fro a property such as this. A professionally graded and graveled driveway leads to a substantial fully insulated metal building divided into two functional spaces. The larger side is currently configured as a workshop with electricity, LED lighting, abundant outlets, workbenches, shelving and multiple access points. The second side serves as a dedicated produce pack house and includes a walk in cooler, stainless steel wash area, drying tables, fans, vegetable processing equipment and additional workspace. A large concrete apron provides valuable working space in front of the building. Additional improvements include an older tobacco barn with electricity and a large, high clearance carport currently sheltering a permanently situated 24 foot travel trailer with porch, water and on demand hot water. A 2 bedroom septic system is already installed nearby, opening the door to future residential possibilities. The sellers have long envisioned a homesite on the upper portion of the property, where a future residence could overlook the working acreage while maintaining the existing agricultural and workshop areas below. Remove the trailer in the future and the substantial carport could potentially serve as covered parking, equipment storage or an outdoor living area. For the past five years, the property has been leased to beginning farmers and has continued to support active vegetable production. The farm has an established agricultural history and existing connections within the local farming community. With fencing, well, septic, irrigation, high tunnels, growing beds, cold storage, processing space, workshop, barn and access already established, this is far more than vacant acreage. Beyond vegetable production, the fully fenced acreage offers exciting possibilities for those interested in raising chickens for fresh egg production, keeping small livestock, and creating a more self sufficient lifestyle. Imagine gathering fresh eggs each morning, growing your own produce, raising animals, and enjoying the rewards of homesteading in the beautiful mountains of Western North Carolina. Whether your goal is a productive hobby farm, a diversified agricultural operation, or simply a quieter, more sustainable way of life, this property provides an exceptional foundation for bringing that vision to life. It is an opportunity to take over a thoughtfully developed property and make it your own. Bring your vision. Much of the hard work is already here. Ag South has excellent loan opportunities fro a property such as this.
